Initial NVR meeting.....done!

I met with my LO today from NVR - easy as pie. That part, at least. I had all my documentation ready, and she was extremely pleasant to work with. As I'd mentioned, my application will be submitted to an outside broker first, before coming to 'in house' NVR underwriting. The LO says she usually gets approvals back quickly from the outside brokers....so we'll see. I'd just planned in my mind not to hear anything for a month.

In other news, I did get a call from CTI to make my flooring selections. They didn't have any available slots until March 23!!  Seems sooooo far away. I do get to play around in their cool design center though. Soooo many choices of carpet. I'm sure I'll scour the website, make some choices, and change them all once I get there. LOL!  Fun times. :-)

  2. Glad your NVR meeting went well - fingers crossed for a speedy approval :)

    Are you picking your tile at CTI too? Charles County had to go to CTI for carpet/flooring and M&R for the tile. My one piece of advice is to watch the lighting in CTI - I took my colors outside just to make sure and noticed a big difference in some of them...

    1. Hi C! Congrats on your permit approval...looks like things are going in the right direction! :-)

      Well, I picked my ceramic at the model home in the design center. As well as the hard wood. All I need is carpet, and for that, I go to CTI. I was poking around on the website, and it just made me MORE confused. I'm almost just ready to get the standard carpet and just upgrade the padding. What did you decide to do? Too many options on 'beige' - I tell ya! THANKS for the heads up on the color. I'll be sure to step outside before I make a final selection.

      Yes, you can't really pick carpet online (at least I couldn't-and I definitely gave up on their website). When you get to CTI, they have the options you can choose from all in one section (they have lots of carpet but very little offered for Ryan Homes). These are sorted from the standard A level to E. Lots of beige but some color thrown in... I just stood there pulling out things until everything started to look the same - definitely want to take your time at this appointment

      For the basement, I went with the Baseline style in the color Thornwood (darker beige). Family room and first floor study got the Easy Approve style in River Slate (almost a mid-tone grayish beige) and upstairs got the Easy Approve style in Bare Mineral (beige again). I had a hard time picking the carpets because I was not 100% in love with the offerings (I think the quality could have been better for the prices they were charging), but I think they will come out fine.

      I've seen your ceramic tile picks and love them - but I may be biased because those are the exact choices for two of my upstairs bathrooms (and like you my daughter (14) helped) :)

    3. Oh C!!! Sorry to hear about the permit delay!! I have issues with Charles County anyway...they allowed me to get married there, so I owe them one. Lol. I truly hope it all gets resolved for you sooner rather than later. Fingers crossed!!

      Thank you soooo much for sharing your carpet selections. Since we have the same awesome taste, this gives me a great starting point for when I get to my appointment. I think I've pretty much given up on the website as well. Too many shades. Plus I don't know what's specifically for Ryan. I'm dreading this carpet appointment anyway. I really don't wanna spend any more $$$ and I have a feeling I'm gonna. :)

    4. LOL - I hear ya; I have the same issue with San Antonio, TX that you have with Charles County :)....

      I didn't want to spend on the carpets either. I had a CTI and Guardian budget but blew it a little on the CTI - mostly because I was kind of -ok really- picky about the color. My other issue is that I kept looking at the non-Ryan racks and seeing what I wanted (advice: don't do that :)). I tried to save by going with the A level (standard) carpet in the basement. This is the one that can be easily replaced in the future...

      Have fun with your picks - it's the fun part of this process; until they start your home... Can't wait to see what you choose.

  3. Hi RickandNadese!! I've *stalked*...errr...followed your blog quite a bit, and you have a BEAUTIFUL home! Congrats. Your blog, as well as many others, have been a tremendous resource. Thanks for sharing so much! And thanks for the warm welcome. :-)

    Girl, let me hip you to this side of PG county. LOL! There are THREE Ryan home communities down in this neck of the woods. Two in Clinton, MD (Cedar Chase and Simmons Ridge) and one in Fort Washington (Washington Overlook). I grew up in Fort Washington, and I'm just used to this end of the beltway.

    I originally looked in Cedar Chase, but they are offering larger homes, since the lots are half acre. I was really in the market for something smaller, so I moved on over to Simmons Ridge, where the lots are smaller, AND the Savoy is the smallest home AND the Savoy is the model home.

    I must admit, I'd have a lot more fun with options if I had an unlimited cash flow. Where's a $$$ tree when you need one???
